A broker who works for you, not the bank.

I'm Kristina Graham, a loan originator with Barrett Financial Group in Las Vegas. As a broker I shop your loan across a wide lender network instead of selling you one bank's shelf — for a first home, a refinance, new construction or an investment property.

An estimate only. This is not a quote or a commitment to lend. Assumes a 0.55% Nevada property tax rate and $1,400 annual insurance; mortgage insurance is included below 20% down. Your actual rate depends on credit, income, property and program.

Kristina Graham

Most people don't know what they can actually afford.

They've read a headline about rates, plugged a number into a calculator, and decided they're a year away — or they've been told no by their own bank and taken that as the final word. Neither is usually true.

I've closed more than $130 million in loans working with buyers across resale and new construction. Being a broker rather than a bank employee means I can take your file to whichever lender prices it best, which matters most for the borrowers who don't fit a neat box: self-employed, commission income, thin credit, a recent job change.

The first conversation costs nothing and takes fifteen minutes. Sometimes the honest answer is "not yet, and here's what to fix first." You'll get that answer too.

Loan programs I place

Brokering through Barrett Financial Group means access to a wide lender network rather than a single institution's products.

Conventional

The standard 30- or 15-year loan. Best pricing when your credit is strong and your income is straightforward.

Good credit, steady incomeFrom 3% down

FHA

Government-backed and far more forgiving on credit history and debt ratios than a conventional loan.

First-time buyers, thin creditFrom 3.5% down

VA

For veterans, active duty and surviving spouses. No down payment and no monthly mortgage insurance.

Service members and veterans0% down

New construction

Builder timelines and extended rate locks work differently from a resale. I've run both sides for years.

Buying from a builderVaries by program

Jumbo

For purchases above the Clark County conforming limit. Underwriting is stricter, but the rates stay competitive.

Higher-priced homesTypically 10–20% down

Bank statement

Qualify on deposits instead of tax returns. Built for self-employed borrowers whose write-offs hide their real income.

Self-employed, 1099, business ownersTypically 10%+ down

A 15-minute call

We talk through income, credit and what you're hoping to buy. No documents needed yet.

Pre-approval

You send pay stubs, tax returns and ID through Barrett's secure application. I issue a letter you can shop with.

I shop the loan

Once you're under contract I take your file to the lenders most likely to price it well, and bring back the real options.

Close

Underwriting, appraisal, final numbers, keys. I'll tell you the week before if anything looks like it will slip.

Learn before you apply

I break down the parts of the mortgage process that cost people money when they get them wrong. No sales pitch, just how it actually works.
